GreenPodTM
Development LLC offers a variety of sustainable, energy efficient
home designs. The cost of your Pod will depend on the complexity of
the construction and design elements you choose. We call it green,
greener, and greenest.
Our greenest Pods include solar panels and/or
hydronic heating, green roofs, and interior packages featuring
furniture and textiles selected for optimal indoor air quality.
Lower cost Pods feature shed roof plans (the simplest
in a range) in standard construction (still using FSC certified woods).
Insulation and material quality can also be reduced to lower the cost,
but your heating and maintenance may be higher and indoor air quality may suffer.
Pods start at less than $160.00 per square foot.
This includes module fabrication, but not the cost of your land, site
preparation, transportation and setting of Pod, or site improvements.
The total cost of your Pod may also vary depending on your geographical
area, site conditions, and services.
Additional services we offer include site analysis,
and obtaining local permits, foundation, photovoltaic panels, and other
sustainable systems. Our design process and construction techniques work
together seamlessly to create a competitively priced, high-end,
sustainable home. Thoughtful, beautiful design, environmentally
friendly materials, efficient building systems, and competitive
pricing are elements which make your Pod unique.
Hard Costs
1. Module Fabrication Cost
Fabrication costs include exterior materials, roofing, windows, doors, interior
finishes, low-flow plumbing fixtures, high energy-efficiency SIPs
(Structurally Insulated Panels), and high performance
mechanical systems. We offer many eco-friendly materials
and building system choices to personalize your home.
Sales tax is applied to Pods delivered
within Washington State.
2. Site Preparation
Site preparation is the work needed to get your property ready for
construction and to install the foundation and utility lines. We will
work with you and your local contractor to determine expected site costs
based on slope, condition, and location.
We recommend that the first step you take is to consult with your local
contractor and local building department to determine all the requisites
needed to build a home on your property.
3. Transportation and Setting
Transportation costs will vary depending on the distance from the factory
to your site. For example, the transportation of one of our standard
modules (14'-0" wide by 48'-0" long) from our factory in Washington to
the Puget Sound area will cost approximately $4,000.
4. Connections
This brief step in the construction process starts once the modules arrive on site
and are secured to their foundations. The exterior and interior finishes
are completed at marriage lines (for multi-pod design construction),
utilities are connected, appliances are
installed, and all systems are started up. Your
GreenPodTM is now ready to
be lived in! The cost of setting and securing your
GreenPodTM on your foundation by a
contractor is approximately $3,200 within Washington State.
5. Site Improvement
These costs can include decks, garages, driveways, and varying degrees of
landscaping. We do not provide you with these specific costs because
they can vary with the labor market in your location. However, we can
work with your local contractor to provide you with an estimate of
these costs.
Soft Costs
6. Professional Fees
A GreenPodTM design
and construction package is almost complete. However, there is some
additional work we need to complete to finalize these packages. We
complete the documentation to reflect the materials and systems
choices you made during the initial meeting. We carefully consider
the position and orientation of your home on your property to maximize
Passive Solar Gain, daylight, breezes and views. We design the outdoor
rooms so that you will be able to experience true indoor/outdoor living.
And the foundation and mechanical systems are designed for the
specific requirements of your site.
Engineering services are required for a custom designed
GreenPodTM. Design and
Engineering fees can be estimated once the scope of work for a custom
designed GreenPodTM
is understood, but fees will generally run between 12% and 17% of the
construction budget and are included in our final cost estimate for
your home.
Before we begin the design work with you, we require a signed agreement
and retainer of $5,000 for a pre-designed
GreenPodTM floor plan,
or a $10,000 retainer for a custom-designed
GreenPodTM plan.
7. Other Soft Costs
Other soft costs are additional services and documentation that are
required to build on your site.
